The 7 Step Formula

Here is a list of frequently asked questions that we thought you might find useful for you.

STEP 1 – Property Sourcing:

We source various types of property deals for our investors all around the UK.

The deals are sourced through our tried and tested marketing techniques,

strong local connections forged with estate agents and other contacts who allow us to ‘cherry pick’ their available deals.

STEP 2 – Due Diligence:

We then start the due diligence process on the property. The due diligence process includes …. Assessing the property and the immediate location. Local property prices. Recently sold house prices. Calculation of refurbishment and/or conversion costs (if any). Cash flow and yield potential, best deal structure  etc.

STEP 3 – Vendor Signs Paperwork:

Once we are satisfied that the deal meet our required criteria,  we then go back to the vendor and make them an offer based on their requirements. We like to create a win win scenario for all parties involved.  Once the vendor agrees to the terms then we get the property under contract.

STEP 4 – Best Deal Presentation

Once the deal meets our criteria in terms of offer price, and our terms have been accepted by the vendor; we then look to how best to present the deal to investors.

Independent Deal:

The property deal may be offered to investors as a package for independent purchase. In this scenario, the investor would have the option to take the deal independently for a fee.

Or …

Joint Venture Deal:

If the deal meets a particular criteria, then may decide to offer it on a joint venture basis. Whereby, the investor would partner with us. This would be more of an armchair investment solution. Property Partner Solutions would source the property, and take care of the required refurbishments. And the investor would fund the necessary components.

STEP 5 – Contact our investors.

Once the most appropriate deal structure has been decided, we offer the deal to our investors.

You will be contacted by email and/or phone.  If the deal meets with your current investment requirements, you can register your interest.  We will then ask for a reservation fee from up to three investors.  We then send out a more detailed property report to the investors who reserved.  We then advise investors to do their own due diligence.  We ask for a response from the investor within 24 hours.  If the investor 1 wishes to proceed; we clarify their financial viability.  If investor 1 is unable to proceed, then we will offer it to investor 2. Investor 1 can choose whether to have their reservation fee returned. Or leave it on tab for the next deal.  The same process would then occur with investor 2 and 3.

STEP 6 – The Project begins.

If you buy the deal independently,  then you will need to get your solicitors in place and get the process underway.  If you intend to buy the property then  solicitor details are exchanged. Surveys conducted, finance is put in place etc.

If you are joint venturing with us then we will normally organise and manage any required refurbishment works on your behalf.  During the development process you have as little involvement in the development as you are comfortable with. This is largely an ‘armchair service’.

STEP 7 – Rinse and repeat

Once we have completed our first deal together, both parties are generally keener to move on to the next deal.  We will then give you the opportunity to join our premium investor partner list. We would then be able to offer you a little more exclusivity.
